I believe what we are seeing is the effect, the month long russian bombardment and the Iranian/Iraqian troop buildup have.

It seems to me, that the frontlines have collapsed there and the towns behing the lines are neither filled with troops nor dug in. Icardia is a special case, since it's the HQ of one of the major rebel groups.
Another factor that i think is hastening the pace is the low troop morale that is on the rebel side. little good news on all fronts, bombs out of nowhere and fresh troops that grind up your comrades. there are reports some are deserting to flee to turkey. how widespread and important that factor is, i can't say.

When the SAA&friends take a rebel area they of course don't kill all the rebels. many just retreat to the next town or so.
So when the rebel area is shrinking, rebel density will go up, making further advances more and more difficult. there the question will be how much desertion and turn-coating will be going on.
also the taken areas and population have to be controlled, so the larger your terrritory, the more troops you need for stationing (only the bad ones, but still).
