Anyone know how much you think I could bring someone down on their house listing price since I will be paying in cash?

I'm looking to spend $200K MAXIMUM on a house down in Arizona. I'm looking at Tucson right now and a lot of the nice ones that i like are around $250K.

How much do you think the average person would drop if I brought out my checkbook and said I could right them a check right then and now and have the sale be final?

I would fake some tears and fabricate some epic on how you got the 200k, as well as find a house that has been on the market a while.

Most people have a timeframe on selling and will take whatever once they run out of time.

I was trading and suddenly people start buying bitcoins at very elevated prices. They didn't needed to do that, but they did anyways. Buying at more elevated pricess than the sell prices. What the hell happened?

I think it trades OTC and is kind of sketchy but I'm interested in this ETF if it gets regulatory approval.

Here's what I don't understand about stocks...

If I have £1000 to lose, I can just invest it in shares. Once I do that I just have to wait for the value to go up. Worst case scenario the value of the shares goes to £0. I can only lose the investment I put in. So, providing I don't mind losing the money, there's really no downside.

Isn't it then smart for me to put a small amount of my earnings each month into stocks and shares? Why do people panic when stock market goes down when, eventually, the market will go back up?

Historically the market has only ever "always gone up" over 20 year timespans.

Some people are not investing for 20+ years in the future, impatient, or scared of paper losses, so sell their index funds (shares of the whole market).

That often happens during bear markets and locks in their losses.

When dealing with individual shares (say, SUNE instead of VTI) companies die all the time, their shares going to 0 or whatever. Those are real losses and one reason it's best to stick with index funds if you have no idea what you're doing.

However the catch it: it only works sometimes.
On most days I procrastinate hard. I wish I could unlock the secrets of productivity. I guess the true secret is to just do it. 10 hours a day are definitely possible. Did it often enough. Wish i could do it consistently.

that is known, but can someone explain to me how exactly it is so, with facts and details?

i made a thread about it few days ago but i didnt get much information. the thing is, a close friend of my that's not very bright is going to go all in on that shit cuz of some shill that got to him, and i want to stop him, but no matter how much i try to relay to him that this shit is a fucking pump & dump, he won't listen. he's a poorfag and has thrown in EUR 100 so far, which is a lot to him. in october he plans to throw in another EUR 500, which i dont even know how he'll get.
