45k former burger joint with laundromat in back available to buy in small resort town with multiple retail stores for sale atm. The town in prosperous with nice homes and cottages with small museums and a beach.
Should I convert to take-out coffee and donuts / fries with drop-off laundry?
I plan on living there inexpensively and hope the town will recover as many around it already have.
Thoughts?
Small tourist town with retirees and commuters that has several of the stores on the main street currently up for sale, including the grocery store. The houses and cottages are all well maintained and the churches and museums are nice.
Some of the small towns nearby have become more bohemian with artist studios and tea houses. The populationof the village 1000 and township 7000.
What else could I do / sell?
Whatever you do, stay away from food or beverage businesses. The failure rates are huge.
Also, if there's lots of retirees, in order for you to avoid the feast-famine cycle of tourism, you have to have something for them. Think of what they will NEED and offer that. Also, it's a good bet that they'll generally be cheap as fuck, so stay away from luxury stuff and things perceived as upscale or fancy.

On the one hand I love the area and can see the property itself as a long term investment due to the imminent rebound. This would also be an inexpensive place to live. On the other hand though, half the shops are for sale.
I guess I need to do some research and meet some people there. Maybe join their church and see if they have some news bylaws / taxation?

Can somebody explain to me what was alluded to in The Big Short about the big banks keeping the value of the cds's at 0 while they went to other banks to short the housing market? Were the banks buying cds's from the other banks? And if everybody was buying cds's like crazy right b4 the crash, how could the big banks keep the value of them at 0? What am i missing?

the banks had a relationship with the credit rating agencies. The result of that relationship was collusion and fraud.
I think the banks would have been forced to start paying on the CD's the moment the credit rating agencies started downgrading them. And the credit agencies did not.
It would be like a building being on fire, and the firefighter telling the insurance company that the building is fine, and not on fire.
Only after things hit a peak and 2 major financial institutions failed were the banks...

Just watched this movie on the plane. It was awesome, really enjoyable and I like the topic.
What bothers me the most is how people believe this whole situation was caused by greedy buisnessmen. Bullshit, it was coruption and shit policies by the government.
Businesses were in some cases forced to have quotas for certain races/demos disregarding their credit worthiness. The whole thing with bailouts is a prime example of private profits and public losses. Gambling with money knowing tax dollars will pay for fuck ups.
Banks should have fails. Politicians should have been held accountable for pushing policies to “expand homeownership” (to people who shouldnt own). Bankers should have suffered losses and been held accountable as well.

Okay, people in my family and network constantly hate on government employees. I took government accounting in college and truly enjoyed it.
Looking for a career in govt finance or accounting. But what's with this stigma? The benefits are better, but the pay is lower. Job security but little upward mobility. But civil service should be a noble pursuit right? I feel like it's also a bit of a racial thing too. Any opinions? Any explanation for societies viewpoint?

I think we get looked down upon and hated mostly by the lower middle class because we do the same easy work for double their pay.
There is strong job security (work public transportation and literally impossible to get fired), great benefits, good pension plan and there is room for upward movement (for those willing to go). A lot of employees complain about nepotism and they're not wrong, but nepotism doesn't completely stop you from moving up.
A lot of it is based on seniority more than skill though.

What do you do in government? I think government is a little bloated especially those lower middle class jobs. Janitors in the public sector make 60% more than private sector janitors in my area not including benefits.
