A ghost is the disembodied spirit of a dead person.
The first is an explainable phenomena. The second doesn't exist.

that's just one meaning of phantom but it can also be used as a synonym for ghost. ghost, phantom, spirit, apparition, spectre. all mean basically the same thing.
