What grades do universities care about when looking at an applicants transcript. also, is the admission average calculated using all grades from 10,11,12 or just 12?

It depends where you're applying. I've heard that some universities don't really care that much about the freshman grades, but like most things, it varies from college to college.
If you're aiming high to schools like Ivy Leagues, I've heard the admissions counselors describe it like this: We don't want you to take easy classes and get A's nor do we want you to take hard classes and fail them. We want you to challenge yourself and do well in the honors/AP/IB classes,
But if you're going to, say, ASU (not the honors college), they really don't care that much about grades.

I am hoping to apply at Carleton University in Ottawa for the Bachelors of Architectural Studies. It has a Co op program in which you can become a paid intern during your third year.
