I've gone to parks and talked to people, jokingly mocked teams, and seen people giving out food and water to players on hot days. You get a sense of community. When you catch a viable pokemon and team up with some friends to take out a gym you feel like you're apart of something, even if you only hold it for a few hours.

Basically, the same game mechanics that make the actual pokemon games so much fun to play are now combined with a social aspect, which makes it seem cool and not for kids, even though it's much shallower and crashes all the time. Combine that with the fact that it's on a system that everyone owns, and it's free. If you never liked Pokemon than I can see why you don't get it, but keep in mind that almost everyone did, at least as a kid, and they stopped because they grew out of it, didn't own the proper systems, or just stopped playing video games altogether. This fixes all of those problems.
Also keep in mind that lots of phone games have been this popular, they just don't seem like a phenomenon because they don't involve people running around in the streets.

It just occurred to me that there's no way this game is going to remain popular past the summer. Kids going back to school, weather making it to cold to really go outside in many places, general boredom of the game which will set on pretty fast without special events or more trainer-to-trainer interaction.

The only way I can see it personally retaining popularity is if they do two things. First is to gradually add significant new features to the game, such as trainer battling, trading, later gen pokemon, add more pokestops, and also add "events" of some sort for holidays and just random days where you can catch legendaries or there's like a pokemon frenzy or something.
The real problem though is the seasonal change. Might be not a huge deal in socal or something, but no one is going to be running around NY looking for a gyarados when it's 20 degrees out, even if they're off from work/school. and obviously the main playerbase is 15-21 year olds who will be going back to school and not have the time to play regardless of location. The only thing I can think of to fix this is either to make the game playable from inside your home in some manner, maybe like Pokemon sims or farmville or something, and/or to somehow integrate it with the 3ds games (or the anime maybe), so that you can play it in some form without going outside or without spending too much time.
Even if they do all this and more, the game is still going to regress in popularity big time, because the catch em all mechanic will wear off and the social aspect will die down. I suggest not to waste the money on this and simply milk it as much as possible, then invest even more into the actual series, which is not a fad and actually has a basis for future success and will help more in the long term. Niantic will probably be the least successful party involved coming out of this

The XP gap betwen levels becomes absurd. If you hit level 20 in a week, it would take you almost two years to hit the level cap playing at the same rate. Good luck doing that unless you live smack dab in the middle of a city or work in a building surrounded by pokestops.
The point of the game is to find areas with high cell activity and camp out nests of lured pokestops to farm as many pokemon as possible. The devs might have intended diferently, but right now all the games features that actually encourage you to explore are either half assed or outright broken (see: the radar).
I don't actually spoof, but I understand why people do it. People who play the game normally spoof the game while they're sleeping and people who spoof exclusively can't effectively play the game in their region.
