Take developers, artists, writers, sound guys, project managers and the general barebones staff you need to run an office, now employ them for 1-2 years along with the overheads of running a studio like rent, power and equipment.
After that throw in things like PR, advertising, licensing of technology, distribution rights and countless hours spent negotiating with all kinds of fucking people.
