Back in the 90's comics were downhill, so to survive, Marvel sold FOX the some rights, the mutant ones, Daredevil and Fantastic 4 rights. (mutant ones include X-Men, Deadpool, etc.)
The only mutants not covered by this are Scarlet Witch and Quicksilver because there's some stories where they are not mutants, so these two can be used by both, they are in a kind of grey area.
Thing is, to keep these rights, they need to make at least one movie with any of these characters at least once every 10 years, that's why Daredevil went back to Marvel. (the movie released in the early 2000's with Ben Affleck was made by Fox)
In fact, the Fantastic 4 movie that came out back in 2015, was pretty much made to keep the rights.
