I tried to find the comfiest places on canada and spotted the mountains at the British Columbia. My choice was to buy our property on the Cassiar Mountains, close to Jade City. From the town, we can try to get energy,water and eventual supplies.
I dont have much money, but i think its enough to buy an small rural property so we can at least plant something. It should also be enough to fit at least two houses besides the plantation.
First buy the land and then establish some communal hygiene facilities. A laundry room, and some showers and toilets, and possibly a "central hall" of sorts where people can charge electronics and cook food and stuff. These can be installed fairly cheaply.
Even if the commune fails, you can still generate revenue as a campsite.
Once you've done that, you need to establish basic conditions for people to come and stay. I would recommend that you only accept people who can create their own shelter. Either a camper, or the materials/money to build a cabin. You definitely don't want a group of freeloaders. Ignore people who say they are willing to stay in a tent. They will get tired of that incredibly quickly and want to start mooching off of the others.
After that, it's simply of matter of doing the research necessary to grow crops and raise simple livestock, like chickens. I've lived on several farms, and I can tell you that it's incredibly difficult work to get it going, but once it's established it's not too hard to maintain it. Also be advised that chickens do not lay eggs in the winter, nor can they be milked, ever.
After you've got the electricity and water in place, you'll have no difficulty finding a dozen people who have the resources to make this commune functional. But until you get serious about it, you can't expect anyone else to.
