Houses are one of the only personal property investments that gain value over time instead of losing it. Paying a mortgage builds credit which is generally a good thing. You can pass houses on to your relatives after you die and unlike an old beat up 1992 Toyota Camry it's actually something people want and can use. If you don't particularly want to live in the house you can rent it out and live in some cheap apartment at half the cost of the rent checks you collect.

Renting is a complete waste of money. Sure, a month's rent is generally cheaper than a month's mortgage payment, but the mortgage payments actually end, and then you own the house (which has almost always increased in value in the meantime). Compare a lifetime of renting to just the interest cost of a mortgage and you'll see it makes more sense to buy even before you factor in the increase in the value of the property.

But don't listen to me - the more idiots there are who thinking buying is a waste of money the easier the housing market is to get into for those of us who know better.

Costs for first time homebuyers are substantially higher than Boomers or Gen X. Add to that the rise of all the amateur landlords in the wake of the housing bubble and you've now got a handful of low upper class citizens who are converting perfect first homes for young couples and families into shit tier rentals.

My parents are late Boomers. When they moved to our hometown and bought their first house together they got a cozy little three bedroom in a safe neighborhood for $70K. Today in the same town the most affordable, comparable house is $195K and in one of the least desirable neighborhoods in the city.

Many went to college without even batting an eyelid about what they paid vs. what they would get. Some even pissed the money away, as they saw college as some kind of year-over-year party.

Frankly, if that "group" (if you can call it that) wants to make it work, then do the following:

Stop living in or moving to shit-tier cities. By that I mean, if you are bitching about X in your city, either work to improve X or get the fuck out and go somewhere that doesn't have X (and the retards that promote X). You see this all the time in larger cities back East, and in Cali. I don't care about X, I care that you are bitching about X. If it irritates you that much, fix it!

Realize that buying property makes sense as an investment - and treat it as such. That means if the investment is overpriced, then why the fuck are you bothering to buy it? For that matter rent is sometimes more meaningful, provided you have the income for it. So don't shit all over ownership - because once you REALLY own your property, all kinds of opportunities open up that you never had. Don't believe me, try growing food at your rental - some places forbid it.

Education is valuable if it is a true learning experience, and not just regurgitation. College nowdays is not the college I took back in the late 80's. Basically, all of the hard questions are now plastered over and larger colleges are diploma mills, more concerned about income flows than actual thinkers. Hence, the shit-tier educations that are handed out at times. I'm not saying they are all that way, I'm saying be picky-choosy about where you go. It's your money you're spending, treat it like you mean it!

I am majoring in accounting and will be doing my CPA. Not the most exciting field, but at least I will have a job. I live in a city close to Edmonton that is completely white and the housing prices are at least not as high as Vancouver or Toronto.

When I have a kid I will make sure he does not go to college unless he is doing something like engineering or STEM or whatever. The next generation will hopefully learn from our mistakes and we need to make sure to tell our own kids not to fall for the college meme.

Best thing to do is always to live with parents until degree is complete, maybe stay another year with them while working for a year or two to get money for the down payment then move out. It sucks it's this way but let's not act like it's so bad.

I admit that I've not lurked enough to get a serious opinion of how hereditary intelligence is and the imposter syndrome inducing nature of academia has convinced me of my own unintelligence, despite overwhelming evidence to the contrary, but overall, even if I am intelligent and my children can inherit that, so what? In a couple of generations time, it'll be gone. My kid gets half my genes, their kid gets 1/4... in less than a century, my genes will be of no significance to the future quality of my bloodline.
