White Flight didn't just "happen." It was orchestrated by a largely Protestant ruling class to break up Catholic voting blocks in cities-- by literally dropping truckloads of blacks into their neighborhoods.
It was all carried out under the guise of needing labor for northern factories during WWII.
Later when Protestants were on the wane due to their pushing of birth control, Jews rose to power stirred up Black animosity to "white" people making them their proxy in destroying America.
Note that "white" is largely a southern term which had no meaning to northern European immigrant catholics. White groups Germans/Poles/Irish etc which basically has no meaning in american history.
The primary reason for its downfall can be traced to poor city planning and a focus on tax havens outside of center metropolitan locations. Think of it as a state border where you can have all the breaks of a cheaper state but still technically live in a nicer area (similar to Charlotte, NC to Fort Mill, SC). Sporting arenas, businesses, and residents did not wish to place their interests so closely to the automotive industry geographically(or pay the increased tax in certain zones) therefore Detroit became a literal toilet bowl while the outliers became shiny porcelain.

It works like this:
Detroit was a successful city with factories producing more money than they knew what to do with. The city and state elected a bunch of democrats into office and raised taxes, because why not help the needy when they had so much money floating around.
Now begins the cycle
