US market on average is actually quite reasonable. Average price for a single detached home in Vancouver just climbed over $1M. In Toronto it's over $800K. Granted, that's in Canadian Dollars, so figure more like $850K and $680K, respectively.

As a country we've been following a gentrification trend (LA average rent is what, $2500 now?) with fairly disturbing consequences for both the new residents and the displaced ones, as well as the less-obvious impact on counties and smaller towns around the cities where gentrification occurs.

That all aside, if you really want the most for your money in buying a house you have to be willing to accept an hour commute or so (or maybe not far from a train station), possibly more, and return to a kind of so-called bedroom suburb situation.

So, what it really comes down to in the states is that mortgages are relatively easy to acquire for housing.

Without a surplus of houses being created, all this effectively does is bid up the prices of existing houses as people are now willing to pay a higher premium for them with their borrowed money.

To make it even worse, even if there was a surplus of house production meeting the standards of the individuals in the market more so than money being lent out to buy houses, this would bid up the price of houses in good locations. E.g.; even if London decided to build huge suburbs, or distant urban locales to feed into the city, the homes within the city itself would be more expensive as their location fetches a higher price.

People care about monthly payments, that's why they took teaser rate ARMs in the run up to 2008. Then teaser rate reset, they all couldn't afford the houses + speculators strategically defaulted when the prices dropped.

But say you are unhappy with the high housing prices, and you want to limit mortgage availability and hike the interest rates. Limiting mortgage availability actually makes it harder to sell your house, and it will drop middle class housing prices. The higher interest rates will lower the housing prices, but you monthly payment would pretty much stay the same if you are looking to buy, so even though the house would be cheaper, you will just pay more interest on your mortgage.
