because it's really not cheaper. Say your rent is 700/month.

mortgage + other fees on a 140,000 house is going to be about 1200 a month. You'll end up paying about 300,000 or more over the 30 years you "own" the house. You really aren't earning equity because you sell the house for even 200000...being generous here on its appreciation, you still lost 100000 dollars on the thing.

good luck out there bros.

once you have some basic income, these days you only need a tiny down payment to buy a place. depending on where you live you can probably easily buy a townhouse/condo and end up paying the same as if you were renting except you'd be building equity at the same time (i wish i had done this in retrospect).

bank of america right now has a program for first time buyers where they can buy a place for only 3% down payment with NO mortgage insurance. that means you only need like ~$10-15k to buy a 200k house (e.g. 6k down payment + money for closing costs). pretty easily achievable

It depends on where you live in many situations. I live in the SF Bay Area of California, and my rent was $1175.00 a month for a two bedroom apartment in the ghetto. That same apart is now going for $1400.00 a month.

My wife and I decided to get a house and we were able to get a first time home buyers loan (FHA) where we only had to put down a 1% deposit. It's a 3 bedroom, 2 bathroom, 1200 sq ft house on a 7000 sq ft lot. The final price was 221,400.

We pay $1550.00 a month. Over time the mortgage will go down to $1400.00 a month once we no longer have to pay mortgage insurance. Plus, we rent out a bedroom for $700.00 a month.

In this instance, owing was the cheaper option to renting. Rent is going to keep increasing in the Bay Area. It's doubled and tripled in some places within the last 10-15 years.

So the answer is to burn money paying 2x the cash for rent instead of toward a mortgage.

By your logic owning a house is the dumbest thing you can do, right after taking out a student loan for higher education and followed closely by owning a reliable vehicle.

Debt is a fact of life, just get over it. The secrete is to make sure you are debt free by age 40 and have retirement funded by age 50

BTW renting is far from cheaper. Whoever came up with that meme is an idiot. Rent in large cities is going to be anywhere from 2-4 times the mortgage on the property

You know 31 Acres isnt large for a piece of land in the US right?

There are ranches in Montana and Texas that are over 31 square MILES in size. An Acre of land in most of the southern and western US runs between 3,000 and 10,000. Price depending on resources. 10k an acre comes with its own on-site water wells, all mineral and water rights, and many times comes with a lot of timber, which can be sold off.

If done smartly you can find acreage with enough timber to almost pay for the land

The system hasnt failed. A lot of people just think they are special and the class system doesnt apply to them.

Home ownership and private education are pretty much the corner stone of what defines middle class

Then we need to repeal Reaganomics and bring back the programs, tax rates, and regulations of the ~1950s era you long for (brought about by the New Deal) to allow middle-class Americans to prosper through means other than constantly job-hopping.

If you are averaging 2% a year that means you are punching a clock and keeping a chair warm. You really shouldnt be getting less than 10% a year if you of any value to the company at all.

When I left my last job I had averaged a little bit over 20% per year for 6 years. I started as a shipping supervisor and left as assistant director of technology.

If you havent gotten a promotion in a year you either suck (which is hard for people to accept, that they themselves, are actually a shitty employee) or your job sucks (in which case you probably shouldnt have taken it to begin with)

I'm quite on the fence about it.

The answer really is, millennials do want to become property owners. The majority can't because they have shitty jobs and lots of debt. The millennials that buy homes are married and well-off, usually because their parents are upper-middle class and have paid for college tuition and other important things that set them up for a good life.

The answers in this thread are ridiculous--You're all probably millennials too and you don't understand the value in home-ownership. To name a few: Mortgages in most places are often cheaper than rent (why would people take out mortgages in order to purchase an investment property?), tax breaks are huge when you own a home (especially when you're married), and the most important part-- a 30-year mortgage doesn't mean you're trapped there for 30 years. You can actually sell the thing much sooner as long as you can pay off the balance.

Pro tip. Dont live in blue states. This has been tried time and time again in many states, and more than a few hand banded together to keep the public housing out of their neighborhoods. Red states wouldnt allow it to begin with. In blue states it will go to court for a decade before the housing is just built somewhere else
>>

Fucking mortgage insurance. That's where they get you. You're going to be flushing $1800 a year down the toilet until you pay off 20% of the house, which will take like 15 years. What city? I grew up in the Bay Area

Cheaper to keep me doing all these different tasks than hire 2-3 people to perform each one individually. So I left the company. Good for you that you skyrocketed up the corporate ladder, but your bullshit rhetoric doesn't apply to everyone.

You shouldnt be buying anything without at least 20% down. PMI is basically an idiot tax. Sorry Aiden/Tucker/Spenser, you make 50k a year... you should NOT be buying a 300k condo in the downtown area with your 3% down. Go an hour and a half out of the city and look at houses that start at 40k

Oh, come on. By this logic, anybody who graduates from college at 22 with a liberal arts degree and gets some bullshit retail management position for $30,000/yr "should" be making $202k/year by the time they're 42. Considering the median HOUSEHOLD income is $52k in the USA, you must believe that a tiny, tiny fraction of people add "any value at all". Maybe you do believe that, and that's fine, I just find it pretty unrealistic.

I just calculated, and my salary has gone up 25% in the last 2.5 years, but that's with a company-hop. You are the only person I've ever heard of getting 20%/year.

You sound like those boomers that complain that there aren't enough millennials wanting to buy their shitty McMansions just so they can get rid of it and buy into a retirement community or walkable urban area. Well too bad, a lot of us aren't going repeat your mistakes. The greatest generation started the suburban cancer, and the boomers magnified the problem until we finally went into a recession.

Developer houses too far away from urban areas (but not far and sparsely populated enough to be rural) are a losing investment and soon to become the future ghettos as the wealthy move back to the cities. Better live in a reasonably walkable area and not too far away from desirable destinations near urban areas, within a small town, or houses that qualify as "rural" if your house is going to be worth anything.

Suburbs the way they are today are a lost cause. Either go urban or innawoods log cabins with your closest neighbor a mile away.

Honestly, I want to be out of debt in case the happening starts happening and I can be on the front lines when we can still cancel the happening with early response and I won't t have to rekk my credit to quit my job and go what is necessary for a few months and then return to my life.

Why won't someone just give me a house so I can have a house and still be able to drop everything and go shoot some niggers for a few months if we need to? Feels bad man.

As an engineer, I tend to agree, but how can you simultaneously believe that the median household income is $52k/year AND that "anyone who adds any value at all" should be getting a 10%/year raise? I don't see how they can both be true. I doubt even the income of the metaphorical "one percent" goes up 10%/year.

>buying real estate is the smartest investment possible to people who aren't millionaires.

Ironic because real estate is probably the DUMBEST investment idea for people aren't millionaires.

The only downside for a millionaire is if he takes a huge hit on a property then the bank can go after his other properties whereas the non-millionaire just goes bankrupt and loses absolutely everything.

But that's only if the millionaire was stupid enough to set up a holding company to separate his personal wealth for these mortgage obligations.

At most one can plausibly claim that real-estate is a good SPECULATIVE investment. But that is because of just how down right ineffecient the market is with all idiots who actually think real-estate is a "good investment"

Its doable. Its just that it becomes a second job as you have to hire someone to manage the property and even more people to keep it clean when its not being rented.

However if you live in places like Augusta, GA or have a really sweet place, renting will easily pay for itself within 5 years.

Repost from another thread.

Germany has unveiled its new refugee policy. Main points:
1) Refugees who refuse to attend language and culture classes (paid for by the taxpayer, presumably) will have their benefits lowered
2) The law that business must prioritise hiring EU and German workers over non-EU workers will be suspended indefinitely

It's worth mentioning that refugees are allowed to be hired at below the minimum wage in Germany, because they automatically qualify to be on the long-term unemployed register of people who are allowed to be hired at below the minimum wage. So the big multinational corps in Germany just got hundreds of thousands of young men to employ at below the minimum wage.

Summer soon. Cannot wait to see if they start streaming over. Toplel at the EU referendum being held in mid-summer.
Even under Labour/Blair, it took the UK years to import a million Muslims. Merkel has done that in like 6 months.

The only thing keeping the US economy alive is interest-free money. I guarantee by July we will see QE4 with possibly negative interest rates. Fed revised Q1 GDP from 2.4 to .1 and when the hard numbers come in I am sure we will see negative growth in Q1 and at least the next 4 following quarters.

In Germany, I can imagine that may be true. Real growth in property values strongly depend on sustained growth in the incomes of the population.

Also greatly depends upon what incentives the government offers land owners. But just remember governments have a great interest in making real-estate appear as a good investment. Real property is the ultimate vehicle for collecting tax income. You can not hide property, you can not move it, they can put liens against it, courts can order a writ of execution, the list goes on

These were taxations on incomes, and that's a problem nowadays since the automation do, and will kill a handfull of jobs, so it would be vain to tax incomes.

I'm ok to tax incomes (and for the tax to be big if the income is big) but at large scale if you got 50% of the jobs destroyed you'll end up taxing peanuts.

The real money is in profits of companies, not on incomes anymore.
