Sounds like you've got 3 key requirements:
1: avoid capsizing
2: avoid flooding
3: avoid dindus
1 Is prevented as a natural result of the size and layout of such large structures - they don't easily tip over like a narrow boat would. Also, one of the key characteristics of a tsunami is hitting the shore after sparing vessels at sea. Primitive Japanese fishing boats returned home unharmed only to see their port completely devastated.
2 Would be a simple design requirement of the architecture. Wood and bamboo already serve this purpose for flood-prone areas on land, and at sea you would only need to ensure that water can move downward back into the ocean rather than pooling up to form a flood.
3: No dole automatically means no diversity. If rapefugees try to sneak in then lax rules of self defense would put an end to their conquest promptly.

I'd buy an island or a piece of land somewhere remote. I'd equip it with what's necessary for me to live. If it's somewhere cold like in bumfuck nowhere Alaska or even Antarctica I'd buy the most expensive shit I could get to make sure my house there was warm and I'd not have to worry about survival.
Supplies would be delivered via helicopter.
There's a lot of things I'd do after that, but this is the starting point. Just an expensive remote location where I can live. From then on I'd figure out a way to turn it into profit, which is the hardest thing. If I can make sure I am not losing money I'd do a great deal of things.
