Pretty sure you'd need an air brake endorsement on your license if you want to drive something like that. School buses use hydraulic brakes and are easier to convert.

Certain states just require you to register it as an RV. Someone around here took a military 6x6 and registered it as an RV.

Call BMV and ask requirements. I know some states allow people to operate cdl equipment with out the regular licenses as long as its labeled "not for hire"

this, here in Canada many people use old school buses for RV/party bus conversions since you can drive them on a class 5 license having hydraulic brakes, air brake buses you need a class 6

have you considered a old Chevy/Ford cube van or is that out of the question compared to a bus?
