When you create the layout in arandr you can save it with
layout > save as
This will give you the shell script that actually does the xrandr command, then add that script to init.

Though most google searches say it has to do with drivers however none of them have the same exact problem as you.

Sorry, once I reread my post it is indeed unclear.
The--right-of eDP1fixed my problem.
It seems that I have to specify EVERY other output to be turned off to have it display correctly.
Only specifying the laptop screen and the extra monitor, even if I specify that the external one is to the left doesnt solves it.
