Then in the spring there's a critical window right after you stop getting overnight frost, 2-3 weeks wide, where you can put down a crabgrass preventer. Grass that looks that bad in the fall is pretty far gone, too. How cold does it get where you are? If you still have a good amount of time before winter, fall is the best time to reseed. Just throw a shit ton of it everywhere and water it daily.

As a landlord with over 40 properties the best i expect from a tenant is to mow once a week during the growing seasons to keep the neighbors from complaining.

that stuff is awesome... my gramps planted it in his yard - small chicago (postage stamp lot) and it took off like crazy! completely replaced the old grass within a few years. it was super thick and spongy. no weeds could get a foot hold in it. he had the best lawn on the block.
