What is a good way for a brand new security company (physical guards) to get some contracts with clients?

i'm sitting here fumbling with ideas but i'm trying to think of a reason why a client would choose us instead of another established security company to cover their sites.
i'm having a hard time networking with other guard companies as the smaller ones are very competetive/not friendly because they hold on to any contracts and contacts they get ahold of.

Would it be unethical for me to conduct a free and random security audit on sites i'm interested in (mainly student residential buildings) and contacting the building managers/buyers to show them how their is a strong lapse in the security in their buildings or is that unethical?

Based on the questions you're asking, you have no experience in the industry. Entering a market without network nor professional experience ends up in bankruptcy 99.9%.

There's is still a <1:1000 chance you get really lucky and end up really fucking rich. This should not be your primary business plan though.
