I came up with a business plan >buy a couple acres of land

I came up with a business plan

>buy a couple acres of land as close to a large city as possible
>grade property
>get lines for gas/power/hydro out to as many lots as you want
>install concrete pads
>asphalt for roads
>buy cheap used mobiles to put on lots
>sell each as owned lot properties

Would soft costs bankrupt it from day one, or ingenious investment?

Most places won't give zoning for mobile homes, especially close to the cities. Also I don't think you realize how much that stuff costs. Just a gas line might cost 10k.
