Also by necessity. The poor can't afford a nice house and expensive commute.
houses have an inflection point in their lifecycle where its more expensive to maintain the home than the price is to inflate but at the same time cost of replacement is so high that it forces people to move.
So people end up buying a house that is in disrepair while all the financials go against them. and gladly sell to get out from under the burden.
Then the poor move in.
Because development happens pretty much around the same time. entire neighborhoods collapse all at once.
A house is one of the most expensive things you can buy.
Say the median house is 300k and the median wage is 30k.
If you're throwing literally 10 years of wages into a depreciating asset, with interest. & it is your largest asset, you'll likely be very poor.
