Work in RE for a year or two before trying your first flip.
For flips, get a house in a good neighborhood, but the house is cheap because it needs overhauling. Dont get the expensive house in the neighborhood and attempt to flip it for more.

Usually ones in areas that no one wants to live in or where the town is dying and the house isn't in good condition.
I live in an area that doesn't even have a McDonald's within 10-15 miles let alone anything like a Walmart. We have one gas station and a small convenience store a mom and pop store. My dads house is worth about 15k because of all that lmao.
