Here's how it goes:

X amount of people bought houses when they were affordable. Only 10% of X will sell in any given year, and the people they sell to are either old-timers who had a house, techies, or rich Chinese investors. So they can afford insane pricing.

Y amount of people have affordable housing or some sort of rent control so prices can't increase more than Z%. Accounted for.

The rest of the people who are too poor to cover rent either split it with 2-3 people to a room, or they move to Oakland.

This forces poor people out, you have multiple incomes paying for 1br's, etc.

The problem is the housing supply is so limited in SF, that you're only getting a decent place if you have money or go 2-3 to a room.

ALSO, a ton of tech workers work in Silicon Valley but live in SF because they're pieces of shit who think SF is "so trendy lol". And... SV has a limited housing supply because a ton of idiots decided to build it out like low-density exurbs instead of LA-style high density burbs.

Remember, average SF income is for people that work in the city and not live in the city. You need to consider average/median income for the whole Bay.

Average income for SF is $90,000 and for SV it's $116,000.

There are 1.5 million tech jobs in SV. There are 800,000 people that live in SF. The people who commute from SF to the valley for the work could easily eat up whatever (non-existent) slack is in SF's housing supply.

At 3% vacancy rate with $4,000/month rents on a 1br, hm... wonder why? Do you think... some of the millions of tech workers are taking vacant units as they come, perhaps bidding up prices?

Huntington beach reporting in. Im in my first apartment with a good friend from way back on middle school.
Rent is 1850. A month 2 bed 1 bath w/ a back yard. Good loving room and kitchen with real marble counter tops.
I pay 700. Roomy and his gf(know her from elementary if you could believe that) that lives here part time pay the 1350 and utilities.
Highly recommend here. If you're a rich fag, go anywhere from newport south though. Huntington is the middleclass/party town.

I was not impressed and CA people have shit attitudes, as do most big city fags.

Its a good safe place to raise a family, finances are easily manageable, the metro area has half a million people and I don't need to get stuck in traffic for extended periods of time because our city planners aren't retards.

I'll be retired in my 50's without having to worry about losing my home or not upkeeping it and drive a new vehicle for the rest of my life.

When we say "desirable" we don't necessarily mean "it's a nice place", because any sane person would look at London and safely conclude that it's a dirty overcrowded toilet full of nasty low grade people.

"Desirable" means "where the best paying jobs are". Service based economies inevitably nucleate to a single city because of the competition for labour. It's hard to move house everytime you want a new job, so naturally you want to be somewhere where there are the most jobs, and companies plan their physical presence around this shared desire.

The only way out of this nightmare will be if virtual reality finally decentralises the service sector.

It will take a decade or two but it could actually happen that we don't need to be in London to do the work in London.

Many European Universities don't have a tuition fee. Mine is €5.5 a year, and the accommodation is pretty cheap as well, down to €120 for a 1-room flat with bathroom, in a small French city.

Rent is $895/mo and it's a 3 br/2 bath with 1200 SF. It's far enough away from FSU that the rents aren't jacked up from students who will pay hundreds of dollars more for a shitter house, townhome, or apartment just so their commute to school is 10 minutes instead of 20. It's pretty centrally located, in a middle class neighborhood, has HUGE front and back yards, and french doors in both the living room and master bedroom that open up to a large back deck. And it's in a metro area of 250,000 in Florida so it's not like I'm living in some shitty hick town in the midwest.

Central Florida is a great place to live too, housing in the Tampa and Orlando metros is reasonable compared to Cali and the Northeast. My gf's parents bought a 1600 SF 3/2 house with a pool in Polk County (in the exurbs equidistant from Orlando and Tampa) right after the housing bubnle burst for $110,000. The only repairs it needed were a fresh coat of paint inside and cleaning the neglected pool out.
