I plan on operating it as an in call. Operations start in March. Currently I have one girl who will work 2 days a week.
Basically I operate this as a day rental place. I have 90 openings a month. Each opening costs $150 and runs 8 hours.
This girl will cover $1200 a month working 8 shifts out of the 90. Leaving 82 openings.
This is legal gray area in my country.

You maximize the use of the lease by getting more girls.
You're also going to have to factor in cleaning if the girl doesn't provide it. You need to keep the place clean and sanitary or the girls won't rent it.
Depending on the girls and their clients you might also have to consider some type of security. Keeps your place from being trashed and the girls from fleeing in terror.
