Generally when people buy condos and rent them they take out a mortgage and rent them out so that the rent is covered by the mortgage and then some. This allows them to leverage their investment. Why on earth would you outright buy 5 400k condos with cash when you could put 20% down and buy 25 condos or a small apartment complex. Sure you'd be making less of a profit on each condo because you'd be paying the mortgage as well but the amount of homes you could buy by leveraging your money far outweighs that and you'd make a hell of a lot more money.

That depends on a lot of factors like your credit score, how much you're investing, your past dealings with your bank, etc. To answer your question, no, there is no hard capped limit to how many mortgages you can take out however if you have a credit score of 200 and no borrowing history and a net worth of 10k then it's going to be impossible for you to get a mortgage on 5 400k condos. However if you have $2 million in cash then you'd probably want to invest in an apartment complex instead of 25 individual condos and yes if you had 2 million in cash you could buy an apartment complex. Just do a google search for buying an apartment complex online.
