Generally when people buy condos and rent them they take out a mortgage and rent them out so that the rent is covered by the mortgage and then some. This allows them to leverage their investment. Why on earth would you outright buy 5 400k condos with cash when you could put 20% down and buy 25 condos or a small apartment complex. What's wrong with that plan? Historically it's got something like a 95% success rate. I guess you could make it bulletproof by switching to a 3% drawdown every year (for $54,000/year), but I'm OK with 4% since I probably wouldn't spend the whole $72k every year, so I could afford to use the extra to build up a nice cushion to ride out economic downturns.
