Under the letting rights and tenancy agreement this is very illegal. Legal action allows someone to make a claim against the person for any and all rent paid up to that point, and damages. However if you have stated that the transactions from your bank to his were labeled as rent, you may be able to make a claim to the small claims court. Some lease agreements state you can sublet, this is to appease to renters if they think they can't do a full year but the landlord wants to ensure he's going to have an occupant for a year.
