So is book a fiend, and undead, or desecrated?

If the book came from a fey, fiend, abberation/GOO, or undead patron, like a warlock with a Pact of the Tome would have, then it would probably count as being consecrated/desecrated by them. So if the patron tends towards evil the book would probably ping as evil too.

Don't find out. Tell your friend that his Warlock should act less shady and keep that book hidden so even if he does seem shady, there's no hard proof. Have your Dwarf conveniently forget to make Sense Motive checks or Detect Evil checks.

Have some tact about it. If the warlock isn't doing anything evil and just being shady about the book, then just try to talk with him about it. Try to learn a bit about it and maybe try raising your concerns with him. If he's got no intentions of doing anything bad with it then you can just keep an eye on him.

By he book and at points it's already has sent stuff to attack him as tests when we weren't around. Eventually he's going to summon something too big to notice from it. Also the book is alive and protects itself. When I cast my detect evil spell it was hiding itself from me. The warlocks motivation is to be able to read and understand the book and he's obsessed with it because it gives him power.

My best guess is the book is from an Evil God and will eventually want him to do something evil in exchange for power or will want him to summon something evil. What peaked my characters interest in the first place is Inimvited the warlock to stay at the church for free instead of having to pay for an Inn and he straight up denied and avoids the Church like the plague. He won't get within 100 feet when I go to do my business. Also the reason why I cast detect evil is we are being hunted by evil creatures in our campaign at the moment and before I rest for the night I cast detect evil to
Make sure none of them are close to town to ambush us. We've already been ambushed three times and I had to save the warlocks life twice with "spare the dying" cantrip. I'm fairly new and neither me or the Druid brought along healers kits so if I hadn't chose that cantrip he would be dead.

The spell doesn't tell you anything about good or evil, though, it's just a shitty name they didn't change because muh tradition. A good or evil fey will "ping" equally, as will a consecrated or desecrated object, regardless of by whom it came to be that way.

When I cast the spell the DM stated the book was protecting itself roll a perception check and I lost the roll by 1 to pick the book up. I'm pretty sure the book is a living thing and has a will of its own.

Actually this might be the solution in a way. If I discover the book and know that it is alive and very powerful then I might deduce that it could be too powerful for us to destroy. If we left the book then someone more evil could find it. If the warlock is only concerned with his own power and is steadfast on killing the things that pour out of it then he is essentially keeping the book in check and if he has no evil plans then the balance is maintained and life preserved. Actually my priest might help him to keep the book in check because it preserves the lives of innocent individuals by keeping the book in check.

Why not do like a Cleric does and try to save him from evil and convert him to your religion?

Unless it's an exclusive dwarf religion.

No because he hides the book but either he will summon something from it that's too big not to notice it or I will hit a spell or perception check that will discover it. It's only a matter of time before I find out about it but I wanted to have some alternatives to "you need to get rid of that thing right now." He looks after the damn thing like he's Golem and it's the one ring.

I'm playing a dwarf male priest of Berronar Truesilver. It's a 98% female sect of clerics that is a dwarf only religion. My character became one of those clerics because a mentor who saved his life was a follower of Berronar and it makes for fun interactions when people ask him about the faith being female only and he's a male. Especially since he's one of the toughest and most mocho dwarfs in the land. His faith comes from his mentor and the fact that it was that diety that saved him when he was younger. In fact almost every heal check and heal spell I have done in the game has been for max or close to max.

Female priests of the deity come to me and ask that I keep the cussing to a minimum while healing and preforming services.

Our first mission was to escort two dignitaries to a town by stagecoach. Elf druid is driving, I'm riding shotgun, Warlock is petting his book in the back guarding the supplies. My character keeps commenting on the druid's driving saying she's going too slow and we will get attacked and we do. We fight off the bandits and continue on. Further down the road Druid sees trap in the road and stops. Me and Warlock shout "stopping again?" Druid gets mad about the driving comments and tries to push my character in trap and rolls a 1. She falls off the coach and lands in the pit with a hobgoblin. Hobgoblin jumps her and shes left with 2 hit points. I win initiative and look over the side of the coach and see whats going on so i cast word of healing for max and the druid is at max hp again and kills the hobgoblin. i help the druid out of the pit and we continue on. Druid rolls perception check and hears an injured animal. We stop again both me and warlock comment on driving and druid finds injured bird tied to a snare trap and ends up hanging from a tree. My dwarf gives a hearty laugh as she cuts herself down and we make it back to town safely all while the warlock sits quietly and strokes his book.

(That's about how our cessions go. I tend to be a jerk but I make up for it)
