Well i feel like it was more along the lines of that she did find him suspicious but she was developing a little towards him, the first time he was not targeted because nothing made the smell insufferable, and he died to the curse. The second time, being near death's door and strulling made his strench that much stronger she decided to let her suspicions of him take hold, the fact that he knew where certain things where, and some others facts of the mansion made her extra suspicious, which helped.
The third time was more believable since he stayed as a guest and hardly interacted with her, and instead talked to Ram, which made her sick because she remember what happened in the village they lived. She figured he stayed as a guest to spy around, and decided to be better safe than sorry, possibly even at the request of Roswaal since he was leaving and Ram was also around.
This line he got in good terms with then, and he promised to talk to her about the curse, so she felt she could trust him more and get answers, coming out and confessing about smelling like a witch made that more easy. Being selfless and protecting not only her, but showing genuine concern for the children, made her realize he was never a bad person, which is why she was willing to kill the dogs to save him, since she felt indebted to him.
Also, no, Subaru does NOT love her romantically after having his hand held once, his love is more along the lines of caring for then, because of all the times they interacted. He felt crushed that it was her who killed him due to suspicion, and felt it was all fake. Learning that they held his hand to comfort him however made him realize that she was no heartless, and that if he could change her mind about himself things would be different. They hardly knew him, and yet tried to give him comfort during his sleep.

Well yeah, Rem isn't a person of importance in the greater world. The AU shows us what the story would be if Subaru prioritized her. He'd have been happy and in love, with several children, but his life would be fairly mundane. He wouldn't be driven to become some hero and he'd be more than content with what he had.
In short, the AU highlights why Rem couldn't be the main heroine while also showing that she's probably the more compatible love interest for Subaru. The Emilia route is what will lead him to suffering.

The jump from Rem wanting Subaru's head on a plate to her falling for him was kind of abrupt desu.
Subaru was really kind to the maids every time, yet the witch's scent was enough to make them resent Subaru to the point where they wanted to kill him. It's weird to see Rem do a complete 180 and suddenly stop caring about the scent altogether, even considering everything that happened. I guess that's love for ya.

This is probably part of what saved his ass in the final timeline. Being open about the witch scent also helped, as that makes it look less like he's hiding something. Rem never really hated Subaru in particular, she hates what she believed he was. That hate isn't going to stick around if she starts feeling she must have been mistaken.

It was fast, but this time he made sure to adress what was bothering her, aka the smell, not only that, Emilia showed that she trusted him on the lap pillow scene, Subaru displayed selflessness by saving the kids, sacrificed himself to save Rem, and later did it again so she and Ram could escape.
I'm not sure about you, but developing a crush for someone like him isn't that far fetched, mind you she's not in love just yet, they'll interact some more before that's actually a thing.
