I really like the whole settlement thing, it delivered way more than I expected. I love that there's an in game reason for doing it, and it's actually fairly compelling. I really want to get the communities of the Commonwealth up and running again, get them secure, get them set up with some trade routes.
It can make a ton of money passively with shops, or actively with water. Problem is by the time you've invested in setting all that shit up, you won't need caps anymore. There's literally nothing to buy with caps except for a few handful of unique weapons and armors that are outrageously overpriced. This settlement income will probably be a lot more important once difficulty and loot reduction mods start coming out.
Having all the little settlements across the map and with resources hooked together will be amazing for no-fast-travel DUST-style survival runs, again once mods start coming out.
But damn the settlement stuff is fucking tedious. I did enjoy but I'm really not sure I could do a Minutemen playthrough again ever. Walls, foundations and roofs need to have their wood and steel requirements cut by 1/3 for a start.

To be fair, chances are you'll lose a few of the pieces in the battle and use up most of the minigun ammo (assuming you do use it), and you don't exactly have the time, materials, or fusion cores to continue using it after that battle is over. Sure, there's ways to exploit this and keep both the armor and the minigun in good shape, but as intended you lose most of that stuff in the process and can't easily repair it or keep it viable.
It is a pretty shit set of t-45 after all, it's not like it's all that great.
