These funds buy up commercial properties and pay out dividends to their investors based on the rent. The problem is they're illiquid; if someone wants their money out of the fund and you don't have enough cash on hand to cover it, they have to sell an office block or whatever and that takes time. If lots of commercial properties go on sale at once, the price drops. Most small/medium businesses use their properties as collateral on loans - if the price drops, they're left in arrears and could go out of business. Banks also use these commercial properties to cover their capital requirements.

So the close the funds so people can't withdraw their money which stops the prices from tanking.
