You might be able to make more overall with a multiunit property but be aware that you're multiplying the amount of bullshit you're going to have to deal with. If one unit becomes infested, they're all infested. If a pipe bursts in the wall, water damage in all units, etc.

Really fucking pissed my tenants didn't contact me sooner about the bed bug problem. It's not like I think they're dirty people or something, it can happen to anyone. You can pick them up in a hotel room, or someone can come to your house with a hitchhiker and not know it, or you can pick up one at a friends house or cuddling with a girl or whatever and not know it. But if you see ONE of those motherfuckers you need to immediately flip your mattress to inspect it and contact your landlord and/or an exterminator. They described it as "a severe infestation" which means they've been trying to treat it with some fucking bug spray or were too embarrassed to tell me and now I'm probably looking at $10k+ overall to have a chance at clearing the house of them instead of a problem that could have been handled in 1 day. An exterminator is going to have to go through the entire house (and everything in it) several times over with follow up visits to make sure there aren't ANY of them left alive or the whole problem starts all over again.
