Real estate operates on a cycle. Usually its about a 7-10 year cycle. The housing market fully bottomed out around 2009 so you do the math. Its due for a correction soon.

Month to month leases are usually 10-20% more expensive. Its almost always beneficial to lock in a year or more contract if you know you are going to stay.
