The huge brands or cheap chinese brands unnecessarily add sugar or sometimes even corn syrup to their honeys to amp up sweetness and cut cost (and maybe mask their low quality honey) but most honey you can buy is more or less straight from the hive with a filtering stage to remove beeswax in between.
Some people even like eating cuts of beeswax with the honey still in the comb but the wax doesn't have much flavor and has an odd texture to me. There's also a lot of different flavors of honey depending on what types of bees made it, where they made it, and even what the bees ate and what flowers they pollinated.
Being that honey has those anti-fungal, anti-bacterial, anti-virus, and general anti-going-bad qualities that above anons suggested it's not much of a risk buying some small local beekeeper's honey or even buying a jar off a neighbor with beehives and you can find some really tasty honeys for cheap.

The actual comb itself can either be centrifuged to get all the honey out or cut up into squares to be boxed as is
You can use a butter knife and spread the comb with the honey on crackers, it's absolutely delicious

So there's a giant beehive on the tree in my backyard and I wanted the honey from it but it's like 15 feet up.
So I decided to try and knock it down with a knife. I have some old buck knives from hunting and I figure if I throw it just right it'll cut the stem and fall down.
Here's the problem tho, I threw the fucker and I was short by a bit and instead of hitting the stem it went right into the hive and got stuck.
Here's where my day goes to shit.
First of all proceeding the failed knife attempt a swarm of fucking bees started flooding out of this thing and as soon as I saw it I booked it for my house.
Once instead they didn't stop, these fuckers were humping my door frame trying to get in, and this is where I also found out these aren't bees. They are fucking hornets, yes a fucking hornet nest was what I thought was a bee hive.
These fuckers are pissed and now have been swarming around my back yard for 2 days now. I don't even want to attempt to go out back because of them. If my garage wasn't located in the front of my house I don't even think I would leave my house.

In man-made bee boxes, the honey for human use is put into another box on top of the main hive called the "souper"

This means the souper gets filled up with just honey and can be harvested by humans without risking the colony's honey supply for the winter

They're pretty chill but they're now getting into his apartment and our landlady is procrastinating to fix the situation. I want to capture some when it swarms and I hear local beekeepers can capture some via a light vacuum...any advice?

If the hive hasn't been there very long you may have no problems getting to the queen but with it being midsummer there could be several combs already depending on the nectar flow in your area and the queen is likely chillin' in the brood nest which is often in the back of the hive.
If you're really interesting in capturing it, get yourself either a full bee suit or at least a hood and see if you can get a glimpse of how far back the hive goes. I'd recommend doing this after the sun goes down as they're likely to be more pacified late in the evening. Obviously, a smoker would help with this tremendously. If you see a bunch of comb, you may need to either contact a service or get in touch with your local beekeping association to get some help because it's not that uncommon to have to break out a recip. saw and tear our wall sections to get the bulk of the hive out in larger urban swarms. If you don't see much comb it's just a matter of seeing if you can find the queen and get her out of the hive and into either a box or a small nucleus hive. Once she's in, her pheromones will eventually bring all the workers in as well. After the majority of the hive is in, carefully collect all the combs from the hive in the same box/nuc hive (brood comb in the back, closest to the queen) and take it home.

The only bees that really get hurt are ones that get crushed when you're working on or opening up the hive. But, you also have to consider that a beekeeper will treat diseases, put them in a good location and feed/water them if needed.
Now, all that being said, really large scale commercial operations can be pretty difficult to watch sometimes, lots getting crushed, hives not checked on as often etc
