Anyway, I'd take a ship from that river near the Shire all the way out to sea, then sailed all the way to Minas Tirith from there. Or do you mean from Rivendell? I suppose you could take a ship from there as well.

With regards to the progress being made in Isengard, I don't think it would have taken long for Saruman/Sauron to get to it.

The pirates south of Gondor pretty much rule the sea. The Gondor coast is pretty abandoned because of it. It's the same set up as what happened in the 14th to 18th century spain where entire stretches of the coast were abandoned thanks to the Barbary pirates.

Aragorn wouldn't have had them if they went by boat.

Normally the pirates were great at what they do, a lot of the coast was abandoned, and Gondor barely had the forces to control inland.

Not to mention had the fellowship not been there Sauromon would have obliterated Rohan.

That mountain range would probably go on for many more miles. Remember as well that the travelers would need to stop sometime at a village to refuel.

Everything that happens in them, all the detours are for a specific reason.
For example, Gandalf wasn't with Frodo for the first half/something of his journey because he miscalculated his timing.
They also couldn't pass the mountains as was explained when they attempted and were very near killed by the frequent blizzards.

Go south down river, in a small ship maybe
Avoid Saruman, avoid mountain range by crossing at the gap of Rohan
Then pretty much do what Frodo and Sam did after the fellowship was broken crossing through Rohan
Maybe get involved with thing in the area beforehand a little
