Zodiac feel likes one of the most realistic depictions of an investigations with all of the errors, dead ends and frustrations that entail. Fincher deserves great praise for establishing such a good narrative that jumps around 3 main characters, spans decades and doesn't conclude like almost any other movie of its kind.
