Literally to live in large cities you either have to have a very good job or have no job. Property is much more expensive than need be because leeches are given free rent and then real estate companies turn around and say 'DEMAND HAS SKYROCKETED!'.

If free / subsidized housing programs were cut niggers would flee the cities and it would again be possible to buy property, or at the very least rent would go down and millennials could actually save money and pay off debt.

I have a fixed rate of 3.5%. Total payments of $80k. But once you factor in inflation, the extra amount gets pretty small. I've calculated that each mile taken off a daily commute is worth about $4600 on a 30-year mortgage. Considering the cheaper houses are about 25 miles away, I should easily come out ahead. Also I will probably be able to sell my house for an equivalent amount, so it's not like the extra amount even matters in the long term.

You will keep the value money in 5 years, which is much better than any 2-4% deposit account or bond yield. It's almost certain that the value of your property will increase in that time anyway. And it's pretty much risk free. You need to pay for repairs and shit and insurance, then you just have a good lawyer drafting the tenant agreement to have the goy pay for all the utilities and any fuck ups. Property taxes aren't even that high and you can write off property taxes in a lot of cases.

Right now I'm in the process of buying a house. It's costing me around $40k. Do you know how hard it was to find an institution that would give me that loan, even with government loan programs I qualify for?

I would have had an easier time buying a house for $150-200k on my income than one for $50k.

If housing loans were more direct like car loans, it would be an easier process.

Also, it actually is a seller's market right now. Lots of houses being bought. Another bubble is coming, and bubble really is the best time to buy but I found something at a good deal I really wanted.

Literally this. Inflation of housing prices has outpaced wage inflation so far it's not funny. Our entire economic structure has shifted over the last 20-30 years towards a model which actively discourages long-term investments.

A two bedroom, one bath house in a decent neighborhood would have gone for about $50K in most parts of the country thirty years ago. A comparable house today is going to be upwards of $150K in small towns, and upwards of $300K in a larger city, but it'll also be poorer quality and in a worse neighborhood.

Nobody who's just entered the work force is going to be able to afford a downpayment on a home, and most won't qualify for a bank loan on the down payment either, so what do they do? They rent. Except whereas renting used to be a viable, cheaper alternative to buying a home, now it's as expensive as what you'd pay for a mortgage... so not only are you not saving any money buy renting, but you're now also completely unable to save up for a down payment on your own.


They're pushing people away from investing in homes.
They're pushing people away from investing in long-term relationships.
They're pushing people away from investing in raising families.

It's insanity.

Housing maintenance cost, property taxes, and liability can make owning a home the same thing or worse, depending on your locality. In a perfectly free and unmanipulated housing market, owning vs. renting should be roughly equal. Politicians and realtors push all manner of interventions to make owning preferable. Born 1989, just turned 27 recently. I am under no debt whatsoever, have about 15-20k savings at this point (8k in stock account, 3 k in bank, 9k in 401k) but goddamn I made a lot of missteps.

Really shouldn't have gone to college, but I made it work. College left me 30k in the hole, paid it off in 2 years.

Hopefully my investing will pay off. Once it does, I am hoping to purchase homes and rent them out, create a LLC with my investing and homes under it as company assets and "pay" myself at minimum wage with occasional bonuses to avoid taxes.

That's the current plan, I'll need to check it out to see the legality of it but from what i've researched so far it sounds doable.

Marriage isn't a winning proposition these days, especially for males. Why buy a house if you aren't going to put a family inside it, plus houses are shitload more expensive than they used to be. I checked apartments near where I live and found that even the cheapest ones would require a person to make higher than the minimum wage, so young people who are just pinning down their first full time job or working a job that relies partially on tips are screwed when it comes to finding affordable housing. If you want better than minimum wage you'll want some higher education, which is going to cost yet more money.

It's a bit of a vicious cycle.
