Either a suburb or part of the agricultural land reserve. Parts of Surrey still aren't that pricey, but then you'd have to live in Surrey.

Better options are either further inland (out to Abbotsford or even Chilliwack) or on Vancouver island outside of Victoria (Victoria is also quite expensive now).

The catch with this place is mountains to the north, ocean to the west, borders on the south. The only place left is the valley but there is no rural spots left. Osoyoos is amazing but it gets hot as fuck.

They would find a way around that. An easier way to discourage them from using housing as an investment would be to simply start taxing home owners more if they aren't living in their home for more than 3 months a year and are not renting to others. The tax would have to be fairly large in order to incur a loss though.

All I've ever wanted was to live in this shitty rainy city and buy a nice house and get a girlfriend and not have to work too much and get married and have some kids and retire. And instead I'm going to be working for 30 years just to buy a shitty old shack in someone's backyard.

Worst fucking thing is that the municipal government WANTS to fucking change it. They want to crack down hard. But they don't have the actual legal power to do so. Only the provincial government can. And you just fucking know that those corrupt bastards are getting huge profits out of the situation.

My life is being ruined by some faceless Chinese guy in a suit a million miles away. Guy sits there in a bar drinking, having fun with his friends. Glances at his smartphone for a second. There's a new house for sale in Vancouver, that's a nice market, solid investment. Buys it. Ruins my life just a little bit more with that button press. Sticks his phone back in his pocket. Laughs at a joke his buddy made. He doesn't even know how many houses he owns.

Flippers, too. Some guy buys a beautiful, perfectly good, modern 2 million dollar house. Orders it torn down. Builds a 5 million dollar house. Sells it to someone who does the exact same thing. Nobody lives in the house at all.

I honestly don't even know how these homes are gaining value. They have no use. It's not like anybody can afford them. It's just a bunch of rich guys investing, renovating, gaining millions of dollars of interest on worthless houses. It's not helping the economy, they're not producing anything, they're just creating this feedback loop of monetary gains where they invest, improve, and sell to another fucking investor looking to get in on the 'lucrative' Vancouver housing market.

That's actually happening. Young people are leaving the city by the truckload. It's a huge issue. We're losing relatively small portions of our population, but it's a really important part. The baby boomers are retiring really soon. All the 40-50 year olds in the work force will be taking their jobs. But there won't be any younger people to take THOSE peoples' jobs.

But the problem is that when the housing price rises this high, there are just tons of detrimental effects to the local economy. Young people leave because they can't afford anything. Landowners become filthy rich and gain massive amounts of market power. People take out massive loans they'll never even manage to pay the interest for. Nobody can gain any sort of financial foothold because the cost of renting is more than most jobs earn in a month, which means no savings, no wealth, no increase in standard of living. Nobody can invest money anywhere. Nobody can afford to eat healthy. Quality of live drastically decreases.

It's just a fucking mess.

It's the result of corruption. The rich in China got there due to mainly illegal means, though legal there because their government allows exploitation of workers and all that shit, so they buy foreign properties in coastal cities like San Francisco and Vancouver as a means of insuring their wealth against any backlash should their government fail and international condemnation occur or their economy crashes.

Never understood the animosity some Canadians have against foreign investment, especially here in Vancouver.

The foreign investment is what's allowed us to become one of the richest cities in Canada and the province currently having the lowest unemployment rate and highest gdp/capita rates across the country. People think that most of these homes are unoccupied but that's a meme. And even if they are, they have to pay property taxes like everyone else and can rent it out to facilitate the desperate renters market. Our infrastructure from utilities, roads, bridges, and public transit remain one of best in North America. Also one of the cleanest; look at the slum Toronto/Montreal has become. Cities like New York, SF, and LA are filthly incoherent shitholes in comparison. Construction happening everywhere is definitely a good sign and promises continued economic growth.

If you want to see a poor city, look at sorry state of Montreal. The entire province of Quebec is literally crumbling with soaring unemployment and third-world tier infrastructure. Their roads/bridges are almost unusable at this point and certainly wouldn't pass current codes. It's a good thing they're not really in a region of high seismic activity cause they'd be wiped off the map. What's worse is they also have one of the highest provincial tax brackets across the country accompanied by the lowest salaries.

We're now doing better than Alberta and don't have to live in Alberta.

You don't really understand Canada, we don't have diverse industries like you do. In Toronto we have banks, in vancouver we have real estate. If you think NAFTA was a bad deal for you guys well it is 10x times as worse for us... we no longer have any manufacturing jobs.

When I was applying for jobs on indeed (texas) as a US citizen I was getting a 50% call back rate THE NEXT DAY compared to the 0% from vancouver. Going to keep applied for jobs in TX, hopefully work there using the TN visa.
