They can afford a 30-year mortgage if they come out of college with a STEM bachelors that starts them out in the 40-60k range and combine their income with some woman who also works.

Thing is, a lot of men don't want to get a woman and go half and half on a 30 year mortgage, especially with fear of her fucking you over in divorce court and getting the whole thing, and then you have to move back into your parents house or a little apartment.

Men would buy houses if they could afford them themselves. The WWII generation flat out bought a house within a few years of working at a factory with no college time wasted or debt incurred.

It gets even more ridiculous when you consider that most fields that are worthwhile today are going to be looking at a masters rather than a bachelors if you want to compete (comp sci is just another example).

I'm 28 and own a house. Fuck, owning a house on my 5.5 acres -insurance and all- is about 30%-50% cheaper than renting in town.

And it's a great location. I have a river valley view. But even owning in town would be at least AS much, if not slightly less, than renting.

I also don't see how it reduces mobility that much. Because:

1. I could sell the house and just put that money down on the next one

2 is preferable I'd say. I think the issue here in regard to millennials is they (Plleease don't make me say 'we', it makes me sick) think a job is the path to success, happiness, and wealth. It is not. Independence is the path to happiness, and ownership of ASSETS is the path to wealth and success.

Anything else is a wage slave of varying degree, pursuing nothing but acquisition of goods. So, I pursue ownership of assets. The best dollar one can have is the one you don't have to spend an hour of your life for. Money should work for ME.

For reference: My first job was piling brush (working in the woods) for a topped out wage of $12 an hour, less than full time. I am currently an EMS Supervisor and make about 58k, pre-tax.

Actually you are really smart to be getting in to metals right now. I own some myself and everyone should. How much research have you done on stocks? The only stocks that really see that sort of manipulation are small/mid cap stocks which are meme-tier.

My best investments are the simplest ones that pay a dividend and see steady, if not always fast, growth. General Electric, Old Republic Insurance, Vector Group, Verizon, etc. Ignore the dips, buy the crashes.

I do put some of my portfolio in smaller stocks and REITs to increase yield. AHS (healthcare staffing) and OCLR have been decent to me. So was JBLU (JetBlue airways) recently, and coffee during its last run (traded via the JO ETN). Look at trends and valuations.

How about this:

There are not enough houses.

That's all there is to it. There's no getting away from basic supply and demand economics. If the mortgage industry collapsed tomorrow, the prices would come down dramatically. Would that make properties more affordable? No. Everybody would find it equally more difficult to stump up the money.

The real problem at least in the UK is that we've restricted the supply of houses through the planning system, which is fine because I don't see why we need to forever build all over the fucking place. That said, there's plenty of agridustrial land that is barely describable as countryside that might just benefit from a new green city or three, which would have higher biodiversity in any case. We also have an aversion to building upwards, probably because the tower blocks of the 60s in our urban centres were fucking horrible, but we can do better than that now.

The other problems are to do with jobs. People in the West have become less competitive than people elsewhere in the world, and the West of yesteryear which ran on smaller businesses is now a world of big multinational businesses that have taken a lot of those jobs and automated them, or exported them, or reduced them in complexity to something anybody could do.

Then, we have the EU immigration issue, where instead of having 2 adults and 2 kids to a house, you have 3 or 4 East Europeans all living in a house share. This makes buy to let as successful an investment as it has been. It turns the UK into a giant battery farm.

That is until the parking crisis heads all of this off as there's no places to park anymore. Until driverless cars come in, solves the parking crisis and then it's full steam ahead to the United Cluckdom Battery Farm Nation.

Per capita each person uses less land now (to supply all their needs, food, housing etc) than ever before.

This is largely due to modern technology including industrial scale production and fertilisers that are mostly derived from fossil fuels. If we commit to further improving our technological abilities and utilising more efficient energy resources there is no reason we will run out of usable land within a meaningful timeframe.

That said, if we commit to envirohippie bullshit and don't utilise nuclear/fusion power along with synthesised hydrocarbons we may run up against that wall within a few centuries.

If we do what they want and abandon fossil fuels for solar/wind/tidal we have already passed the threshold and would face massive shortages.

It's not a bother because they're decent people and we all get along, me and my sister pay for the food etc we use.

Getting my own house seems like a far off dream, even moving into a flat alone is a bit much, I'd rather not be like some of my friends who have four people in one flat. The majority of people my age still live with their parents. Only two don't, one lives in his own flat because his wealthy parents helped him finance it and the other would rather sleep in the streets than be near either of his parents.

I can't imagine what the situation will be like for the next generation. I think we might go back to caring for your parents when their old, inheriting the property, raising a family and repeat.
