Here is what you do to keep the nogs out and the tenant advocacy groups off your back:
Step 1, my application requires two months rent upfront which includes the security deposit. First thing I do is call the bank to ask if the check would clear if deposited. If not, the application is therefore incomplete, no rent for you. Most don't even have a checking account to begin with..
Step 2, credit history is run. If they have no credit history, or show a pattern of not paying their bills, they are denied.
Step 3, rental references from past landlords. Gets them erry time.
