Well I don't know 100% either, but yeah, sometimes studios have exclusive deals. Those seem to be quite common in Prestige, I don't remember their big names (Airi, Shunka...) to release anything under other studios.
I think one anon explained it that contracts are made by quantity of videos. E.g. you sign on for 10 movies in a period of 5 months, but aren't told what exactly those movies will be, only have some general guidelines on what you will/won't do. If you don't manage to shoot all videos, pay gets reduced, and I'd imagine there are clauses about other studios in these contracts as well.
