Why do so many kids film have some sort of real estate angle for the bad guy? What film started it? Because it just seems lazy. Pic related because its the most current I could find.

Its still a stupid villain plan. Should have been like Happy Feet and did an overfishing thing.
Easy way to create a non-villain and gloss over the facts because most people don't know how real estate works so the writers do a minimal amount of research, throw in some legal terms and an evil caricature and call it a day.
It's a lazy holdover from the 90's when real estate firms were buying old parts of town, paving over them and building strip malls. It stopped when the bubble broke, but writers are lazy.
