After finishing volume 10, I think I understand the long term goal and theme of Overlord. What it will eventually lead to.
Ainz's main thematic goal is letting go of Yggdrasil and moving on with his life, just as the rest of his guild members did. As the volumes go on and Ainz interacts with normal people more and more, he realizes they make for far better friends than those in Nazarik. Ainz's sole motivation for staying with Nazarik is the nostalgia he feels for his old teammates. However, as he socially integrates in the new real world, he would realize it means nothing. It was all in the past, and it's time to let it go. He cannot continue to make himself miserable for the memories of the past, and should work on making himself happy in the present.
This will lead to a natural conclusion to the series. Ainz will have to confront the guardians with the fact he no longer has a reason to be their leader. He wants to leave just as all their creators did. Whichever way they react, whether they find a new leader or not, this will put Ainz and Nazarik on opposing sides. This also creates a natural climax, the biggest achievement and challenge Ainz could face -- he himself facing the Tomb of Nazarik in its full might. By conquering Nazarik, he would finally overcome the shackles of his old life and put the ghosts of the past at peace.
If that's indeed what Maruyama is going for, it's pretty nice.

His summons can now become permanent, his Overrank spell range has increased and he no longer has to hotkey spells.
Also all the things you pointed out support that this is not a game world, if it was then Tia and Tina could not be ninjas because they're low-level, the reason Ainz, Nazarick and all the other players before him followed the game rules is because they were transported from the game and thus some of the game rules are still bind them.
