I think the intermission is after chapter 2. He's just going by what is available from the CN translators. I don't think it really matters because the intermission is something that has no impact on the story and can be read out of order.

He must be high level - no problem normaly
He must have high end gear - that will be problematic if he wasnt a member of a guild
He should have access to his own guild hall and possible NPC their... - now it becomes a long stretch.
In the end, Ainz has alot of ressources that he can use. Other players can only compete if they are close or have more at their disposal.
Its atleast more possible and interesting then getting in one of the old AOG members in.
Not mentioning he already settled in a bit in the NW that would give him a advantage like no other.
