People have already touched on it but season 1 was GOAT. You really care for the characters and get invested. It starts to decline slowly for the next two seasons becoming less faithful to the books and it shows. The red wedding near the end of season 3 probably cemented people into the show and now just can't stop watching even though seasons 4-6 suck dick except for the last few episodes of each sessionwhich you can tell 90%, of the money goes to.

Season 1 is geniune HBO television. Then the show became too popular and showrunners went full retard thinking they could make their own story instead of just sticking to the superior books.
Robb's crowning in S1 is still unmatched. The show hits its high note there and after then, it all comes down as it becomes more and more fanfic imbued with modern leftist gender identities.
Both GoT and TWD are the last "weekly" shows that do really big, surprising things that shock people. So it reals people in. Also they have a fairly big budget. You have this build up over the season until the finale each week that you don't get with those netflix shows being released all at once too.

- Demand for "realistic," but not historic fantasy (same how TWD filled the gap for zombie TV series)
- Diverse houses/cultures/characters that people can pine for
