Pretty much this. Universal saw how successful the period set horror movie franchise Warner Bros. has and decided to copy it.

well the director who is doing the upcoming Light's Out which looks terrifying is doing Annabelle 2. I feel like these small time horror directors take these sequels to gain more recognition and establish a working relationship with a studio.
