all the secret spy, shooting lef and right, you´ll meet this exact girl which we generated for you, mars, final showdown, blue sky
and finally the white light at the end
is there a theory about how it was all real or...

It's all in recall to many coincidences. One possible explanation for the Mars memories in the beginning was maybe he visited recall previously but was mind wiped or something. The intro scene is pretty much the only proof that it wasn't a dream even if the rest of the movie points to the contrary. Especially sonce the guy in the lab says the ending before he goes into the chair. Something like "blue skies on marsc thats a new one". An according to the director and Arnold the lobotomy is pretty much how it ends and Arnolds character says a line which eludes to it. And the white light is him going brain dead.
when he goes to recall, they show him a bunch of images on the screen.
one of them is the reactor at the end, hinting it was all a recall dream
