I'm torn between the Robinson Cruzoe/maximize profit option:
7pt - get your money up front, invest in something safe to increase the payout
4pt - library - no brainer
5pt - workout room - gotta stay /fit/
2pt - garden with greenhouse +2 points if doesn't come with skylight - would be
cool if there were bees because I like honey, if not I'd probably grow some
fruits and vegetables
6pt - full kitchen - wit the ingredients I can make booze and soap
3pt - cellphone. Human contact once a week might be straining to the psyche but I hope that will help not to go insane
if the garden comes with a skylight then 3 points goes into medical if not, than I have 1 point spare I guess. Could switch the workout room for the puppy I guess and do bodyweight training.
And the don't go insane option:

I'm set for life. I love cooking,I can work out without gym, games/movies/books are my daily activities(along with mini painting and electronics). I might swap one for audio system. Depends if movies cover anime or not.
Internet without download is overpriced.
