I am from Lisbon but I have visited Porto several times. Lisbon has life (which is normal, it is the biggest tourist trap in the country) while Porto since it's in the north, it has this grey depressing atmosphere surrounding it, decaying buildings everywhere, the entire city is just meh.

In Lisbon a lot of the houses in the center are mainly shops, offices, hotels, etc. Only business can afford high rents. As for Porto I have no idea. The city is just different. They have good places surrounding Porto though, Vila Nova de Gaia is 10/10.

I'm not the guy who initially said that but yes, it's mainly the constantly rising prices in the city which lead people away from the centre, coupled with the fact that it's easier to get there to work. I don't remember where I read it,but there are now more people living in Gaia (other side of the river) than in Porto itself.
It could be argued that emigration had a part in this too but it didn't really had much of an impact on those numbers because they were bound to fall anyway. The surrounding areas, on the other hand, have had a constant increase in population.
