We had something like this happen in Portland half a year ago where a neighborhood association purchased a worndown stripclub/adult store and are in the process of a community center. So it's not an impossible idea to use crowd funding to buy land specifically for a neighborhood. But how would it work with a for profit retail store like a market? First, the $1200 number is wrong, you're getting $480 back over the 20 years. (Assuming the original claim of 2k/month profit split 1000 ways. $2/month x 12 = $24 a year. or $480 over 20 years.
Second, ROI is expressed annually. Which makes it a 8.25% return. (100 x 1.0825^20)
Third, you have to convert it to present value to know the real rate of return. Assuming a 5% discount rate, the income stream has a NPV of $199, for a real return of 3.5%.
You'd be better off just buying T-bills. But that's assuming profits don't grow with inflation and there is zero growth. 8.25% annual seems plausible.
