The problem is that housing prices aren't dictated by technological advances. They're mostly dictated by location.

You want to buy a cheap house? It's pretty do-able, but you'll just be living at least an hour away from anywhere or in the middle of a bad neighborhood. Want to live in a nice suburb or in the heart of the city, that's what will really cost you.

It's true that housing prices have increased faster than wages, while your image actually shows that cars became more affordable. However, the median home price then vs. the median home price now is not exactly an apples-to-apples comparison, for three reasons:

1. The median house today is ~2x the square footage of the median house in the 1970s. People just want bigger homes for whatever reason. You'd have to make sure to compare two houses the exact same size for a real comparison.

2. There has been a multi-decade trend of people moving out of small towns and into large cities. The "median" house today is closer to a major city than it was in the 1970s, and thus, to get a fair comparison, you'd have to make sure to look at a house in a city with the same population, demographics, median income, etc. in both decades.

3. Interest rates are at historic lows today, compared with 10%-20% in the 1970s. My dad's friend's first mortgage had a 14% interest rate and you can get ~3.5% today. So it's entirely possible that the "median mortgage payment", so to speak, is more affordable compared to incomes today than in the 1970s. However, I would concede that the initial downpayment is more of an issue today, which wasn't a problem in the 1970s.
