I remember when I used to think like that. Then I traveled outside NYC and discovered there are much safer environments that aren't within spitting distance of Spanish Harlem.
Now I live in a tropical climate, I have a home with a pool and jacuzzi in a gated community, 2 car garage, workshop, 4 bedrooms, home office, backyard with grill, a massive open kitchen-dining-living area, granite counters and stainless appliances, oversized laundry, and the list goes on. Mexicans do my landscaping twice a week and the pool boy tops off the chlorine in the pool. I have a lake view and every night I get a fireworks show from Universal Studios.
Meanwhile, back at the ranch, you're dodging pickpockets and wolf packs on the UES. So, tell me again, how is your apt so much more valuable?

Lots of minimum wage service jobs means that landlords have a hard time finding tenants, especially for the higher end of the market.
Believe it or not, the latest trend here are flop houses. I own one, it's a two bedroom apt. I rent each bedroom for $500 and I converted the living room into a sleeping area, which I rent out for $380. All together, it brings in $1,380/month. The condo fees are $380 and taxes are about $100 per month, meaning I profit $900 each month in positive cash flow.

Just to be clear, in Orlando, $1,500 gets you an awesome apt - 3 bedrooms, brand new carpet, new paint, granite counters, new appliances, garage, and a huge master bath with a closet bigger than a manhattan studio.

Gotta have a car in Florida or you'll be miserable. Public transport exists but it is just for the very bottom class of society or alcoholics who lost their drivers licenses due to DWI and are forced to ride the bus.
Worst case scenario, spend a couple of grand and get a starter car. It'll be a shitty car, probably, but it'll get you around in comfort if it comes with cold A/C (absolutely mandatory in FL).

Tampa bro here, I'm going to visit Orlando tomorrow. I've thought about moving there, most of the urban area is really nice and while I wouldn't be as close to the beaches as I am now, it's only like an hour drive to somewhere like Cocoa or Melbourne which isn't that bad for a day off.

Easy parking almost everywhere. Very rarely do you have to pay for parking. The most upscale places have free valet (you tip five bucks).
Traffic in Orlando and Tampa is way better than anything like Miami or NYC or LA. Sure, it sucks during rush hour, but that's true everywhere. Florida is very flat and everything is really spread out, so you often have to drive long distances and you're forced to pay shekels to the toll road jew. But it's worth it to live here because of the great weather and the incredible scenery. And if you ever feel homesick for city life, then it's a three hour drive to Miami, or 30 min flight.
